Our Standard Lettings & Property Management Fees
Our aim is to be as transparent and honest about our fees as possible which will enable you and help you make informed decisions without any surprises.
Whether you’re a first time Landlord or an experienced Landlord with a portfolio of properties, we have experienced property professionals that can guide you from the start to the end, as well as after the tenants have moved into your property!
Below are our Landlord fees;

Fee Includes
Tenant introduction, Prepare and advise about your property to let, arranging gas safety certificate, electric certificate and EPC certificate if required with certified and fully trained engineers, find a suitable tenant, negotiate the terms and conditions, advertise the property accordingly on all major portals, put “To Let” company board outside the property, taking professional photographs, arrange and accompanied the viewings of the property, regular and progressive feedback and updates of tenant search, selecting prospective tenants, arranging meeting with tenants if required by the landlord, holding off 1 week of the monthly deposit to secure the property in our designated Client Business account, full in-house professional referencing checks using RentShield Connect and gathering of all reference documents required for prospective tenants and guarantor if applicable, issuing of tenancy agreement, supervising signing of agreement, collecting and obtaining deposit and one month advance move in monies, compliance checks, right to rent checks, issuing of how to rent guide, tenant move-in, manage the end of tenancy deposit return if registered with our company (optional).

On this Full Management Service, we will include all the services provided in our Tenant Find Introduction/ Let Only Service and below;
Arrange and co-ordinate the tenant’s occupation and vacation of the premises, rent collection of tenants rent on a monthly basis and paid directly into Landlords account via BACS Payment to designated Landlords’ account, periodic inspection of the property every 8-12 weeks throughout the duration of the tenancy whilst the tenants are in occupation, all maintenance and emergency calls to Fortress Property Solutions (you will never be charged a call-out fee), repairs and maintenance arranged with prior Landlord’s consent, recommended contractors and builders when and if required at use, key holding service, Legal notices, free consultancy and advice throughout management service, keep you the Landlord up to date on compliance and health and safety, full photographic check-in and check-out the inventory at the beginning and the end of the tenancy (additional fees may be required), all utility supplies transferred to ingoing tenants names. (Gas, Electricity, Water Rates, Council Tax), provide monthly or yearly financial landlord payment statements and invoices showing receipts and any outgoings, chase late rent payments, rent arrears advice, negotiate tenancy renewal (Where selected or applicable), manage the end of tenancy process, registration of the tenant’s deposit with the Deposit Protection Service (DPS) and return of deposit return at the end of the tenancy.

Fortress Property Solutions will GUARANTEE the rent on your property and so regardless of whether the tenant pays us or not, we will pay the agreed rent to you.
As the landlord, you will not need to take any additional cover to protect yourself for rent arrears as this is all covered by Fortress Property Solutions, therefore saving you time and money.
Should there be any legal proceedings e.g. tenant disputes, tenant’s evictions etc., Fortress Property Solutions will meet all legal expenses and all court costs.
With our Guaranteed Rent service we will provide the following:
- Drawing up relevant tenancy agreements including negotiated clauses
- Arranging, if instructed by landlord, an independent, comprehensive inventory, Gas safety certificate, EPC certificate, local authority landlord licensing
- Checking the tenant into the property and agreeing the inventory
- Managing all day to day tenant queries and issue for the property
- Rent collection, and any rent related issues

There are minimum safety requirements for any property to be considered for inclusion within the scheme.
- NICEIC Electrical Certificate
- Gas Safety Certificate produced by a registered Gas Safe engineer
- Fire Door to Kitchen with a Door Closer
- Restrictors to all windows on the 1st floor and above
- Hardwired Carbon monoxide detector
- Hardwired Smoke Alarms in communal areas
- Smoke alarms to all floors
- Vanity Release Locks to Bathroom
- Quick Release Locks to front and back entrance doors
- Sealed lights to kitchen and Bathrooms
Fortress Property Solutions can produce quotes and arrange for any works to be undertaken and for required certificates to be produced.
Furnishings
All properties are let on an unfurnished basis which means that only appliances need to be included by the landlord.
Mandatory appliances include:
- Cooker or oven and hob unit
- Washing machine
- Fridge and freezer
Usual additional appliances include:
- Tumble dryer
- Dishwasher
- Microwave
All appliances must be new or in good working condition and carry a PAT certificate or gas safety certificate.
All properties must be well decorated and clean.
Any other items provided are at the Landlord’s discretion and Fortress Property Solutions cannot be held liable for.
